How Long Does Vacation Rental SEO Take to Work?

Most hosts quit their new website at month 2, exactly when Google is still deciding what to do with it. Here is what actually happens in months 0 to 12, what to measure, and how to tell working from not working.

Vacation rental SEO works in stages, not all at once. A new villa website is usually indexed within days to a few weeks, ranks for its own name within 2 to 6 weeks, and starts ranking for destination searches in 3 to 6 months. Direct enquiries typically begin around month 4 and keep compounding through month 12.

Key Takeaways

How long does vacation rental SEO take, stage by stage?

Indexing takes days to weeks, your villa name ranks in weeks, destination content ranks in months, and steady direct enquiries usually arrive between months 4 and 6. Each stage builds on the one before.

The mistake most owners make is treating SEO as one thing with one timeline. It is five separate things, and they arrive in order.

StageTypical timing for a new villa siteWhat it depends on
Indexing (pages appear in Google's index)Days, up to a few weeksSearch Console verification, sitemap, no technical blocks
Branded search (your villa name)2 to 6 weeksConsistent name on the site, Google Business Profile and OTA listings
Google Business Profile visibilityUp to 5 business days after verificationVerification method, category, photos, reviews
Destination content ("villa with pool in Skiathos", "where to stay in Tarifa")3 to 6 months, longer in big destinationsCompetition, content quality, links from local sites
AI engine citations (ChatGPT, Perplexity, AI Overviews)Usually after month 3, no fixed ruleIndexed pages, clear structure, AI crawlers allowed, structured data
Steady direct enquiriesMonths 4 to 6, compounding to month 12All of the above plus a working enquiry form and trust signals

Indexing: days to a few weeks

Google's Search Central documentation states plainly that "it can take a few weeks for Google to notice a new site." That is the unassisted timeline. If you verify the domain in Google Search Console and submit a sitemap on launch day, most villa sites (typically 5 to 15 pages) are indexed within a few days.

Indexed means Google has your pages. It does not mean anyone can find them. Do not celebrate yet, and do not panic either.

Branded search: weeks

"Villa Damari Skiathos" or "Casa Oliveira Tavira" is the easiest query you will ever rank for. Nobody else is writing pages about your villa. The only competitors are your own OTA listings, and those are where your guests currently go when they search your name.

Getting your own website above the Booking.com and Airbnb listings for your villa name is the first real milestone, and it usually happens within 2 to 6 weeks. It matters more than it looks. Past guests, people who saw you on an OTA and want to check you out, and friends of guests all search the name. This is where the first direct enquiries come from.

Google Business Profile: about a week

Google's Business Profile help pages say that after you complete the verification steps, "verification review can take up to 5 business days," and postcard codes arrive within 14 days where a postcard is required. Once verified, the profile shows in Maps and in the knowledge panel for your villa name, often before the website ranks for anything.

The profile is the one piece of vacation rental SEO with a near-guaranteed short timeline, which is why it should be set up in week one. There is a full walkthrough in our Google Business Profile guide for vacation rentals.

Destination content: months

This is the slow part and the part with the most data. Ahrefs published an updated version of its "how long does it take to rank" study in May 2025, analysing millions of pages. The headline: only 1.74 percent of newly published pages ranked in Google's top 10 within a year. In the original 2017 version of the study it was 5.7 percent. The average page in position one is now 5 years old, up from 2 years in 2017, and 72.9 percent of top 10 pages are more than 3 years old.

That sounds discouraging until you read the next number: of the pages that did reach the top 10, 40.82 percent got there within the first month. Pages that rank fast are the ones targeting low competition queries. "Villa with private pool near Koukounaries beach" is a low competition query. "Skiathos villas" is not.

Ahrefs also polled 3,680 SEO professionals: the most common answer for how long SEO takes was 3 to 6 months. Semrush's guide quotes Google's Maile Ohye: "SEOs need four months to a year to help your business first implement improvements and then see potential benefit." BuildUp Bookings' 2026 vacation rental SEO guide adds the local nuance: quiet rural markets can see page one within a month, while major destinations take much longer.

AI engine citations: after month 3, unpredictable

Rental Scale-Up reported in July 2026 that 39 percent of travellers now use AI somewhere in their booking journey and 15 percent use ChatGPT specifically to find accommodation. So this stage matters. But it does not have a clean timeline.

Semrush's July 2025 study of 200,000 keywords found the top organic result appeared in only 46 percent of desktop AI Overviews and 34 percent on mobile. Ranking first does not guarantee a citation, and not ranking first does not rule one out. The same study found 82 percent of desktop AI Overviews appeared on keywords with under 1,000 searches a month, which is exactly the kind of specific query a single villa can win.

What speeds it up: indexed pages, question style headings with direct answers, VacationRental structured data, and a robots.txt that allows OpenAI's OAI-SearchBot and similar crawlers. More on this in how ChatGPT decides which villas to recommend.

What to expect month by month (0 to 12)

Months 0 to 1 are setup and indexing, months 2 to 3 are branded rankings and rising impressions, months 4 to 6 bring the first destination rankings and regular enquiries, and months 7 to 12 are where results compound.

Use this table as your expectation contract. Print it, stick it next to the monitor, and check it at the end of every month.

MonthWhat to doWhat to measure in Search Console and analyticsWhat "on track" looks like
0Launch on your own domain, verify Search Console, submit sitemap, verify Google Business Profile, set up analyticsPages indexed (Pages report)All main pages indexed within 2 weeks
1Add the villa name consistently everywhere (site, GBP, OTAs, social); write the first destination pageImpressions, list of queriesFirst impressions appear, mostly branded
2Publish 1 to 2 more destination pages; ask 2 or 3 recent guests for Google reviews; put the site link in your welcome book and post-stay emailsImpressions, average position for villa nameVilla name at position 1 with your site, not an OTA, on top
3Publish 1 to 2 pages; get one or two local links (tourism board, local blogs, activity providers)Impressions on non-branded queries, average positionNon-branded impressions rising; a few queries with position under 30
4Refresh titles and descriptions on pages sitting at positions 8 to 20; add FAQs answering real guest questionsClicks, enquiries by sourceFirst direct enquiries attributed to organic search
5Keep publishing (1 page every 2 to 4 weeks); reply to every Google reviewClicks, GBP calls and website tapsClicks growing month on month; GBP driving website visits
6Review what ranks, double down on that destination theme; check AI referral traffic in GA4Clicks, enquiries, AI referralsRegular weekly enquiries; first AI assistant referrals
7 to 9Build seasonal pages (Easter, October half term, winter sun if relevant); update older pages with new photosClicks, bookings, repeat guest shareEnquiries during the booking window for next season
10 to 12Compare year on year; retire or merge pages that never moved; plan next year's contentYear on year impressions, clicks, direct booking shareImpressions and clicks clearly above launch levels; direct share of bookings rising

A note on Search Console numbers in months 1 to 3: expect lots of impressions and almost no clicks. That is Google testing your pages in positions 20 to 60. It is a sign of life, not a failure. Clicks follow position, and position follows time and content.

Why do most hosts give up at month 2?

Because month 2 is when the setup work is done, the impressions are there, and the clicks and enquiries are not. It feels like nothing is happening, but the data says it is the exact point where the curve starts to turn.

Month 0 is exciting. Month 1 has the first Search Console data, which feels like progress. Month 2 is when impressions rise but clicks stay flat, the OTA calendar is still doing the work, and the website looks like a cost with no return. This is when owners stop publishing, stop asking for reviews and mentally file the site under "tried it."

The data explains why that is the wrong moment. Ahrefs' study shows that pages which do reach the top 10 mostly do so within a month of publishing, but destination pages typically need to be tested in lower positions for weeks before Google settles them. And Google's John Mueller has said it can take up to a year for Google to figure out where to rank a new site. The first year is Google deciding whether to trust the domain. Every month of consistent publishing is evidence in your favour; a site that goes silent at month 2 gives Google nothing to work with.

Compounding is the other half. A destination page published in month 2 might reach position 15 by month 4 and position 6 by month 8, collecting a couple of links and a few reviews along the way. Ten pages doing that in a staggered way is what "traffic grows in months 6 to 12" actually means. Nothing new is happening in month 9; the work from months 2 to 5 is finally paying out.

Damari Luxury Villas in Skiathos is a real example of what the curve looks like when nobody quits: 51 direct bookings and 6.4K visitors (up 29.9 percent year over year) in the first 6 months, with zero ad spend. The important word is six. The results were not visible at month 2.

And the maths on why it is worth waiting: every direct booking replaces a commission of 15 to 20 percent. Work through the numbers in the real cost of OTA commission in 2026.

Signs vacation rental SEO is working

Rising impressions, your website above OTAs for your villa name, non-branded destination queries entering the top 30, a growing Google Business Profile, and enquiries that mention Google or your site by name.

Check these at the end of month 3 and month 6:

  1. Search Console impressions rise month on month. The absolute number is less important than the direction. A new villa site going from 200 to 800 to 2,000 monthly impressions is healthy.
  2. Your site is the first result for your villa name. Not Booking.com, not Airbnb. If an OTA still outranks you at month 3, the name is probably inconsistent across the web or the site's homepage title does not lead with it.
  3. Non-branded queries appear. Filter out queries containing your villa name. What is left (destination plus villa, beach names, "family villa" and similar) should be growing and creeping up in average position.
  4. Google Business Profile insights show website clicks and direction requests. Reviews arriving without you chasing them is a very good sign.
  5. Enquiries start mentioning how they found you. "Found you on Google" or "ChatGPT suggested your villa" in the message body. Add a "how did you hear about us" field to the form so this is not guesswork.
  6. AI assistant referrals appear in GA4. Rental Scale-Up notes GA4 now separates AI Assistant traffic; even a handful of visits from ChatGPT or Perplexity by month 6 shows your pages are legible to machines.

Signs it is not working, and what to fix

Zero impressions after 6 weeks, an OTA still outranking you for your own name at month 3, impressions with no movement in average position by month 5, or a profile that never verified. Each has a specific fix.

Symptom at the given monthLikely causeFix
Month 1: no pages in the indexNo sitemap, site blocked by noindex or robots.txt, domain not verifiedCheck Pages report in Search Console; request indexing on the homepage
Month 3: OTA listing outranks you for your villa nameVilla named differently on site, GBP and OTAs; homepage title does not start with the nameMake the name identical everywhere, lead every title with it
Month 3: Business Profile not liveVerification never completed or rejectedRe-verify; Google reviews take up to 5 business days, postcards up to 14 days
Month 5: impressions stuck, average position not improvingPages are thin, or they target head terms like "Crete villas" a single property cannot winRewrite around specific, low competition queries; add real detail, photos and FAQs
Month 6: traffic but no enquiriesSite trust or usability problem, not SEOFix the enquiry form, add reviews, pricing clarity and a real contact person
Month 6: nothing new published since month 2The site went quietRestart the schedule; one destination page every 2 to 4 weeks

If the last row is you, the honest answer is that SEO did not fail. It was stopped. The site did not get the 3 to 6 months of consistent input every source in this article says it needs.

The "traffic but no enquiries" row deserves its own attention, because it is often mistaken for an SEO problem. If visitors arrive and leave, look at what makes guests trust a direct booking site before touching another keyword.

What to do this week

  1. Verify the site in Google Search Console and submit the sitemap if you have not already. Check the Pages report in 7 days.
  2. Verify your Google Business Profile today. Allow up to 5 business days for review.
  3. Write your villa name identically on the site, the profile, every OTA listing and social account.
  4. Publish one destination page answering a question guests actually ask you (the closest beach, where to eat, how to get from the airport).
  5. Put the expectation table above somewhere visible and agree with yourself, in writing, that you will judge the site at month 6, not month 2.

Frequently asked questions

How long does it take for a new vacation rental website to show up on Google?

Google's own documentation says it can take a few weeks for Google to notice a new site. In practice, if you verify the site in Search Console and submit a sitemap, most villa pages are indexed within days. Indexed is not the same as ranking though: your pages exist in Google's index long before they appear on page one for anything competitive.

How long does SEO take to bring direct bookings for a villa?

Most hosts see the first direct enquiries from search between months 3 and 6, once the villa name ranks, the Google Business Profile is live and a few destination pages have climbed. Damari Luxury Villas in Skiathos took 51 direct bookings in its first 6 months with no ad spend. Enquiries usually keep growing through month 12 as content ages and gains links.

Why is my new villa website getting impressions but no clicks?

That is normal in months 1 to 3. Impressions mean Google is testing your pages, usually in positions 20 to 60 where almost nobody clicks. Clicks follow when average position moves into the top 10. Watch the average position column in Search Console rather than clicks during this stage, and improve titles and descriptions on the pages that are closest to page one.

Does Google have a sandbox for new websites?

Google has never confirmed a formal sandbox, but John Mueller of Google has said it can take up to a year for Google to work out where to rank a new site, and that rankings fluctuate more in the first year. Semrush and Ahrefs both report that domains older than a year get results faster than brand new ones. Treat the first 12 months as the establishing period.

How long until ChatGPT or Google AI Overviews recommend my villa?

There is no fixed timeline. Semrush's 2025 study of 200,000 keywords found the top organic result appeared in only 46 percent of desktop AI Overviews, so ranking alone does not guarantee a citation. AI mentions tend to follow once your pages are indexed, clearly structured, allow AI crawlers and use VacationRental structured data. Most villa sites see the first AI referral visits after month 3.

Should I run Google Ads while waiting for SEO to work?

You can, but it is not required. Damari Luxury Villas reached 6.4K visitors and 51 direct bookings in 6 months with zero ad spend, relying on branded search, a Google Business Profile, OTA guests looking up the villa name and destination content. If you do run ads, keep them to your own villa name and destination plus villa terms, and switch them off once organic covers those.

How do I know if my vacation rental SEO is working after 3 months?

Three signs: Search Console impressions rising month on month, your villa name ranking first with your site (not an OTA listing) at the top, and at least a few non-branded destination queries showing up with an average position under 30. If all three are flat at month 3, the site likely has an indexing, content or Business Profile problem worth fixing before month 4.

Google Business Profile for Vacation Rentals in 2026

Google's written rule says vacation homes are not eligible for a Business Profile, yet thousands of villas have one and hosts get enquiries from Maps every week. Here is what the rule actually means, the two free routes onto Google that are open to you, and the mistakes that get profiles suspended.
